New Home Sales: April 2012 was the 4th consecutive monthly reporting period with a year-to-year increase in new home closings. The last time that happened was March 2006. Out of the last 10 monthly reporting periods 8 have been positive year over year. Previously, only 3 out of the last 60 year-to-year monthly reporting periods were positive. This is a very favorable positive trend. This trend should continue, as permits for March & April trended higher too. There were 747 permits in April 2012, above all other months since September 2008.

 

 

 

 

 

 

 

 

 

Inventory Inventories of homes for sale in the market just keep dropping. New construction is getting more demand, as there just are not enough homes for sale, especially quality resales. The inventory on June 1st 2012 was the lowest since January 2001 and the lowest June Inventory since June 2000. With an estimated one third of all homes being rented out and that is expected to increase, there will be more demand for new construction, especially in the northern core counties.

Months Supply: The months supply at the end of May was 5.0 for all housing units. With increasing demand being combined with very low supplies we get very low months supply. The last time it was this low was 2000. There are 38% more homes under contract at the end of May versus the same year ago period, so the months supply will remain low through the spring and summer months.
