A new subdivision down the road from my new home community, Cypress Springs, is asking 1,000 per year & 500 initiation fee to be part of the subdivision and it amenities, really $1,000, a year, for what? Another community on the other side of Cypress Springs is asking $525 a year for Swim & Tennis along with a $500 initiation fee.
These charges are all required, you pay weather or not you ever use the pool or play tennis. You must ask yourself, what is there in an amenity package and will you ever use it or use it enough for it to be a value for your $525 a year? That is 43 dollars a month, not too bad off the top except the bill is due annually and $525 all at once is a big bill.
